Anyone who would like to address the Planning Commission on any matter
not on the agenda will be given the opportunity after signing the Roster. Each speaker should limit comments to three
minutes. The normal disposition of these
items will be at the next scheduled Planning Commission meeting.

1. Final
Order for File No. 2-VAR-07. Approval of a Type I Variance as requested by Adam
Glasgow (Eusebio Nava, owner) for property located at the corner of NE Avery
Street and Hwy. 101 (Lincoln County Assessor’s Tax Map 10-11-20-CB; Tax Lot 117)
to allow a front yard to be 6.5 feet at the narrowest point due to the
irregular shape and size of the lot. A
public hearing on this matter was held on February 12, 2007, and continued on
February 26, 2007.

Land Use Actions:
1. File
No. 1-SUB-07. Request submitted by Playa del Sur, LLC (Gary
Mines, General Manager) (Douglas R. Holbrook, authorized representative) for approval
of a tentative subdivision plan for a 14-lot townhouse development, as provided
for by Section 2-4-17/"Townhouses" of the Newport Zoning Ordinance
(NZO) (No. 1308, as amended) and Section 3-7-1.010/"Procedure for Review
of Tentative Plan" of the Newport Subdivision Ordinance (NSO) (No. 1285,
as amended). The subject property is located at 2612, 2614, 2616, 2618, 2620,
2622, 2632, 2634, 2636, & 2638 SW Brant St. & 232, 234, 236 & 238
SW 27th St. (Tax Lots 1000, 1100, 1200, 1201 & 1300 of Lincoln
County Assessor's Tax Map 11-11-17-BD) in an R-4/"High Density
Multi-Family Residential" zoning district, in which townhouse developments
are an outright permitted use pursuant to the NZO. In conjunction with the tentative subdivision
plan request, the applicant has also filed a conditional use permit request
(File No. 1-CUP-07) to allow for the use of the townhouses for vacation rental
purposes that is also being considered by the Planning Commission.
2. File No. 1-CUP-07. Request submitted by Playa del Sur, LLC (Gary
Mines, General Manager) (Douglas R. Holbrook, authorized representative) for approval
of a Type I Conditional Use Permit per Section 2-2-1.025 (D)
(13)/"Residential Uses" of the Newport Zoning Ordinance (NZO) (No.
1308, as amended) to allow for the use of 14 residential townhouse units as
vacation rentals in an R-4/"High Density Multi-Family Residential"
zoning district. The townhouses were the subject of a
tentative townhouse subdivision plan application (File No. 1-SUB-07) also
considered by the Planning Commission. The
subject property is located at 2612, 2614, 2616, 2618, 2620, 2622, 2632, 2634,
2636, & 2638 SW Brant St. & 232, 234, 236 & 238 SW 27th
St. (Tax Lots 1000, 1100, 1200, 1201 & 1300 of Lincoln County Assessor's
Tax Map 11-11-17-BD).
